How to Apply

Applying for a rental home with 840 Ironhorse is straightforward. We have designed our process to be transparent and efficient so you can move into your new home as quickly as possible.

  • Step 1: Browse our available listings on the Properties page and select a home that fits your needs.
  • Step 2: Schedule a showing by contacting our office at (770) 249-8289 or submitting an inquiry online.
  • Step 3: Complete the online rental application. Each adult applicant (18+) must submit a separate application.
  • Step 4: We review your application within 1-3 business days. Approved applicants will receive a lease agreement for review and signing.

Application requirements: Valid government-issued photo ID, proof of income (pay stubs, offer letter, or tax returns showing income of at least 3x the monthly rent), rental history for the past 2-3 years, and consent for a credit and background check. The application fee is non-refundable and covers the cost of screening.

Maintenance Requests

We take maintenance seriously because your comfort and safety matter. Our team coordinates repairs promptly and keeps you informed throughout the process.

Non-Emergency Requests

For routine issues such as a dripping faucet, appliance malfunction, or HVAC tune-up, submit a request through the tenant portal or call our office during business hours (Mon-Fri, 9 AM - 6 PM). We aim to acknowledge requests within 24 hours and schedule repairs within 3-5 business days depending on the issue.

Emergency Maintenance

Emergencies include active flooding, gas leaks, sewage backup, no heat in winter, fire damage, and security breaches (e.g., broken exterior locks). For emergencies, call our emergency maintenance line at (770) 249-8289 immediately, 24 hours a day, 7 days a week. Do not wait until business hours for emergency issues.

Tenant Portal

Our online tenant portal is your hub for managing your tenancy. Through the portal, you can pay rent online via ACH or debit/credit card, submit and track maintenance requests, view your lease documents, and communicate directly with our management team. Rent is due on the 1st of each month, and online payment ensures your records are always up to date.

Move-In Checklist

Moving into a new rental home is exciting. Use this checklist to ensure a smooth transition:

  • Sign your lease agreement and pay the security deposit and first month's rent before move-in day.
  • Set up utilities in your name (electricity, gas, water, internet) before your move-in date. Your lease specifies which utilities are your responsibility.
  • Obtain renter's insurance and provide proof of coverage to our office.
  • Complete a move-in inspection form documenting the condition of the property. Take photos of every room for your records.
  • Collect all keys, garage remotes, and access devices during your key pickup appointment.
  • Update your mailing address with USPS, your employer, banks, and subscriptions.
  • Locate the breaker panel, water shut-off valve, and HVAC filter for future reference.

Renter's Insurance

All 840 Ironhorse tenants are required to maintain an active renter's insurance policy for the duration of their lease. Your policy must include a minimum of $100,000 in personal liability coverage and should list 840 Ironhorse Property Management as an interested party.

Renter's insurance protects your personal belongings against theft, fire, and certain natural disasters. It also provides liability coverage if a guest is injured in your home. Most policies cost between $15 and $30 per month and can be purchased from any licensed insurance provider. We recommend comparing quotes from at least three providers to find the best rate.
