For Renters

Browse our available properties, select a home, and submit an online application. Each adult applicant (18+) must apply separately. You will need valid ID, proof of income (3x monthly rent), and rental history for the past 2-3 years. The application fee is non-refundable and covers screening costs.
We require verifiable gross household income of at least three times the monthly rent. Acceptable documentation includes recent pay stubs, an employment offer letter, or tax returns for self-employed applicants. Co-signers may be considered in certain circumstances.
Most applications are processed within 1-3 business days. Delays may occur if we are waiting on verification from a previous landlord or employer. We will keep you informed of your application status throughout the process.
Acceptance of housing vouchers varies by property and owner preference. Contact our office to inquire about voucher-friendly listings. All applicants must still meet our screening criteria for background, rental history, and income where applicable.
Rent is due on the 1st of each month. A grace period extends through the 5th. After the 5th, a late fee as specified in your lease agreement will be applied. Consistent late payment may affect your lease renewal eligibility.

Many of our properties are pet-friendly. Pet policies, breed restrictions, weight limits, and pet deposits vary by property. Contact us for details on a specific listing. Service animals and emotional support animals are accommodated in accordance with fair housing law.
Minor modifications like hanging pictures are generally permitted. Any significant changes such as painting, installing fixtures, or altering landscaping require written approval from management. Unapproved modifications may result in charges upon move-out.

For Property Owners

Our management fee is 8-10% of collected monthly rent, depending on property type and portfolio size. We also charge a one-time tenant placement fee (50-75% of one month's rent). There are no hidden fees, setup charges, or monthly minimums on vacant properties. You only pay when we collect rent.
We market on Zillow, Realtor.com, Apartments.com, social media, and our website. Every applicant undergoes credit checks, criminal background checks, income verification (minimum 3x rent), rental history verification with previous landlords, and eviction history screening.
Most properties are leased within 2-4 weeks of listing, depending on market conditions, price, and property condition. We provide honest rental pricing analysis to maximize occupancy without leaving money on the table.
Owner disbursements are sent via ACH direct deposit by the 15th of each month. You will receive a detailed monthly statement showing rent collected, expenses paid, and net income. Year-end 1099 tax documents are provided by January 31st.
Yes. While eviction is always a last resort, we handle the entire process when necessary, including proper notices, court filings, and coordination with legal counsel. Our thorough tenant screening process helps minimize eviction rates significantly.
We have a network of vetted, licensed, and insured vendors who provide quality work at competitive rates. If you have a preferred contractor, we can coordinate with them provided they meet our insurance and licensing requirements.

Policies & Procedures

Yes, all tenants must maintain a renter's insurance policy with minimum $100,000 liability coverage for the duration of their lease. 840 Ironhorse Property Management must be listed as an interested party. Policies typically cost $15-$30 per month.
Security deposits typically equal one month's rent, though this may vary by property. The deposit is held in accordance with Georgia law and returned within 30 days of move-out, minus any deductions for damages beyond normal wear and tear, as documented during the move-out inspection.
We contact tenants 60-90 days before lease expiration to discuss renewal options. Renewal terms may include a modest rent adjustment based on current market conditions. Tenants who maintain good standing with timely rent payments and property care are prioritized for favorable renewal terms.
Yes. Our management agreements typically require 30-60 days written notice for termination. We do not impose excessive cancellation penalties. We believe in earning your business through results, not contractual lock-in.
Subletting is not permitted without prior written approval from 840 Ironhorse Property Management. Any proposed subtenant must undergo the same screening process as a primary applicant. Unauthorized subletting is a lease violation.
